About the Role

You will lead the investment strategy and platform expansion for a global AI data center portfolio. You will source acquisitions, negotiate complex transactions and joint ventures, structure financing, manage underwriting and diligence, present investment recommendations, build market relationships, and mentor the acquisitions team.

Requirements

  • 15+ years of institutional real estate acquisitions, private equity, or infrastructure investment experience
  • Proven record of closing transactions exceeding $500 million
  • Mastery of complex JV waterfalls, carried interest structures, and creative financing mechanisms
  • Sophisticated negotiation skills
  • Exceptional communication skills for presenting complex financial and technical data
  • Based in or willing to relocate to the San Francisco Bay Area

Responsibilities

  • Architect and execute a multi-region acquisition strategy
  • Source off-market land and power-heavy infrastructure sites
  • Lead complex transactions from start to finish
  • Negotiate PSAs, long-term ground leases, and joint venture agreements
  • Serve as liaison to institutional investors, lenders, and capital partners
  • Structure project financing and optimize cost of capital
  • Own underwriting processes
  • Present investment memoranda to executive leadership and the Board
  • Manage integrated real estate, power, regulatory, and tax diligence
  • Build relationships with brokers, landowners, utility executives, and institutional peers
  • Mentor and grow the investment team
  • Establish processes and standards for the acquisitions department
