About the Role

You will lead the real estate strategy function from property sourcing through financing, investment-product structuring, and sales support. You will negotiate with developers, brokers, sellers, and financial institutions; prepare investment proposals; develop new business opportunities; translate strategy into execution across functions; and manage departmental planning, performance, and people.

Requirements

  • At least 5 years of real estate industry experience, including at least 3 years acquiring income-producing real estate
  • Experience acquiring deals and determining terms through negotiations with real estate businesses, developers, brokers, or sellers
  • Demonstrated ability to build and operate a professional network
  • Experience negotiating loan terms with financial institutions
  • Experience leading income-producing real estate product structuring, including financial modeling, scheme design, and investment decisions
  • Experience with real estate sale contracts and service agreements and the ability to assess contractual content and risk
  • Experience managing a team or department, including goal setting, development, and evaluation
  • Experience designing business and profit-and-loss plans and owning achievement of financial targets
  • Licensed Real Estate Transaction Specialist qualification

Responsibilities

  • Source property opportunities and build relationships with developers, real estate companies, brokers, and sellers
  • Negotiate acquisition terms and secure off-market property opportunities
  • Negotiate financing terms with financial institutions and design investor loan arrangements
  • Structure acquired properties into investment products, including financial models, schemes, expected returns, exit strategies, and term sheets
  • Prepare investment proposals and lead them through management approval
  • Analyze properties and financing to support investor-facing sales proposals
  • Develop new real estate business opportunities and launch them as businesses
  • Create medium-term policies and annual plans and own profit-and-loss targets
  • Deploy product and strategy initiatives to marketing, real estate sales, and asset management functions
  • Set goals, develop, evaluate, and manage department members
  • Systematize operating processes and knowledge and plan hiring
