About the Role
You will support data center site development in and around Waco, Texas. You will advance sites through entitlement and permitting, work with public officials and utilities, negotiate with landowners, support land acquisition, manage real estate and mineral-rights matters, and communicate project risks and timelines to internal stakeholders. You will also travel for site visits, public meetings, and negotiations.
Requirements
- Experience in real estate development through acquisition and entitlement, or equivalent landman experience
- Experience entitling property and working with municipalities, city councils, county commissioners, or other public officials
- Experience presenting to public bodies, boards, and internal leadership
- Working knowledge of Texas oil, gas, and mineral rights
- Basic understanding of real estate purchase contracts, title, and closing processes
- Experience negotiating with landowners or sellers
- Strong written and verbal communication skills
- Valid driver's license
- Ability to travel locally and regionally
Responsibilities
- Lead and support site entitlement efforts, including zoning, platting, land use approvals, and governmental approvals
- Serve as the primary contact with municipalities, counties, city councils, county commissioners, and public officials
- Build relationships with mayors, city managers, county judges, and municipal and county staff
- Prepare and deliver presentations to public bodies
- Identify, evaluate, and help acquire site development permits
- Coordinate with utility providers to confirm capacity, service availability, and extension requirements
- Support land acquisition by sourcing sites, negotiating with landowners, and structuring purchase and option agreements
- Apply knowledge of Texas oil, gas, and mineral rights to resolve site-control issues
- Manage real estate contracts, title work, and closing activities with legal counsel, title companies, and surveyors
- Handle and escalate title, boundary, and contractor-related claims
- Communicate project status, risks, and timelines to internal stakeholders
- Apply data center development requirements to site selection and entitlement strategy
- Travel for site visits, public meetings, and landowner negotiations
