About the Role
You will research emerging markets, evaluate land and utility opportunities, conduct preliminary site due diligence, and maintain a pipeline of prospective projects. You will build relationships with relevant stakeholders, support negotiations and site-control activities, prepare recommendations for leadership, and coordinate qualified opportunities through the development process.
Requirements
- Two or more years of experience in commercial real estate, industrial development, land acquisition, site selection, infrastructure development, energy development, or a related field
- Experience researching and evaluating commercial or industrial development opportunities
- Ability to build and maintain relationships with brokers, utilities, landowners, developers, or public agencies
- Analytical, organizational, negotiation, and communication skills
- Ability to manage multiple priorities independently
- Willingness to travel throughout the United States
- Ability to be insured under the company vehicle insurance policy
Responsibilities
- Research emerging markets for strategic land and power opportunities
- Evaluate industrial and commercial land opportunities, including utility capacity, infrastructure, zoning, accessibility, and site characteristics
- Build relationships with utilities, brokers, landowners, developers, municipalities, and economic development organizations
- Conduct preliminary market research, site evaluations, and due diligence
- Support negotiations and site-control activities, including letters of intent and purchase agreements
- Prepare market analyses, site summaries, and recommendations for leadership
- Maintain and update the prospective-opportunity pipeline
- Partner with Engineering, Development, Construction, Finance, and Legal to transition qualified opportunities
