About the Role
Support development managers in advancing AI data center sites from site control through final investment decisions. Coordinate consultants and diligence workstreams, track schedules, budgets, risks, entitlements, and permits, prepare reporting and approval materials, and research site, utility, jurisdiction, market, and cost considerations.
Requirements
- Bachelor's degree in a relevant discipline or equivalent education and experience
- 1–3 years of related experience in real estate, infrastructure, construction, finance, or consulting
- Organizational skills and attention to detail
- Analytical and writing skills
- Proficiency with Google Suite and Microsoft Office
- Excel or Sheets modeling skills
- Willingness to travel up to 15%
Responsibilities
- Support development managers advancing AI data center sites through diligence and final investment decisions
- Maintain project schedules, milestone trackers, budgets, and risk registers
- Coordinate external consultants and internal delivery teams
- Prepare meeting materials, agendas, and follow-ups
- Manage due-diligence deliverables and summarize findings and risks
- Support entitlement and permitting efforts
- Assist with site-control documentation and closing checklists
- Research jurisdictions, utilities, incentives, and site conditions
- Build project dashboards, status reports, and capital approval inputs
- Track development budgets, invoices, and costs
- Perform analysis of sites, markets, schedules, and costs
- Standardize development templates, playbooks, and reporting
