About the Role

You will support data center site development around Lubbock, Texas by advancing entitlements and permits, working with municipalities and public officials, negotiating with landowners, coordinating utilities, and supporting land acquisition, title, contracts, due diligence, and site selection activities.

Requirements

  • Experience in real estate development from acquisition through entitlement, or equivalent landman experience
  • Experience entitling property and working with municipalities and public officials
  • Experience presenting to public bodies, boards, and leadership
  • Working knowledge of Texas oil, gas, and mineral rights
  • Basic understanding of real estate purchase contracts, title, and closing processes
  • Experience negotiating with landowners or sellers
  • Strong written and verbal communication skills
  • Valid driver's license and ability to travel
  • Commercial real estate development experience preferred
  • Experience with utility, building, or entrance permits is a bonus
  • Experience with title, boundary, or construction-related claims is a bonus

Responsibilities

  • Lead and support site entitlement efforts
  • Serve as the primary contact with municipalities, counties, councils, commissioners, and public officials
  • Build relationships with mayors, city managers, county judges, and local staff
  • Prepare and deliver presentations to public bodies
  • Identify, evaluate, and help acquire site development permits
  • Coordinate with utility providers on capacity and service requirements
  • Support site sourcing, land acquisition, and purchase and option agreements
  • Apply Texas oil, gas, and mineral rights knowledge to resolve site-control issues
  • Manage real estate contracts, title work, and closing processes with external professionals
  • Handle and escalate due diligence, construction, title, and boundary claims
  • Communicate project status, risks, and timelines to stakeholders
  • Apply data center development requirements to site selection and entitlement strategy
  • Travel for site visits, public meetings, and landowner negotiations
