About the Role
Lead site readiness efforts for AI data center projects by coordinating permitting, entitlements, utilities, land requirements, preconstruction activities, regulatory engagement, technical reviews, easements, consultants, budgets, and construction handover.
Requirements
- 8–12 years of experience in land development, project management, or site readiness within heavy industrial, energy, or data center sectors.
- Ability to interpret civil engineering drawings, ALTA surveys, and complex legal descriptions.
- Proven negotiation experience with utility providers and municipal leaders.
- Proficiency with project management software such as Procore, Primavera P6, or MS Project.
- Experience reviewing geotechnical, hydrological, and other technical reports.
- Ability to travel between job sites and operate a company vehicle.
- Must be insurable under the company vehicle insurance policy.
Responsibilities
- Develop and execute permitting roadmaps for land use, environmental, grading, and building permits.
- Coordinate permitting, entitlements, utilities, land requirements, and preconstruction activities.
- Serve as a point of contact for planning departments, building officials, and regulatory agencies.
- Represent the company at planning commission, zoning board, and city council hearings.
- Review building codes, design guidelines, ordinances, civil drawings, ALTA surveys, and title reports.
- Lead pre-application meetings and resolve jurisdictional issues.
- Negotiate and secure easements, rights-of-way, and access agreements.
- Manage third-party consultants, scopes of work, proposals, budgets, and deliverable quality.
- Coordinate power, water, telecommunications, and fiber infrastructure providers.
- Secure temporary construction power, water, and site services.
- Identify site constraints and develop mitigation plans.
- Maintain a site readiness dashboard tracking critical path items, risks, and mitigations.
- Prepare ready-to-build handover packages for construction teams.
- Contribute to site readiness playbooks, RACI matrices, and workflow standardization.
