About the Role
You will support preconstruction planning and project delivery through CapEx proformas, estimates, cost ledgers, contractor reviews, and forecasting. You will analyze costs and schedules, review proposals, improve estimating data and workflows, mitigate project risks, and support procurement and commercial negotiations.
Requirements
- 8+ years of preconstruction or construction management experience
- Experience managing Analysts and Senior Estimators
- Data center or mission-critical facility experience
- Expertise in cost code divisions, conceptual estimating, cash flow modeling, RFP review, and contractor budget reviews
- Understanding of construction drawings, specifications, and contracts
- Microsoft Excel, PowerPoint, SharePoint, and Word proficiency
- Willingness to travel up to 25%
Responsibilities
- Own development cost and risk issues for active and prospective sites
- Support CapEx proformas, conceptual estimates, cost ledgers, RFP reviews, and revenue-ready date forecasting
- Perform take-offs, cost estimates, and contractor pricing validations
- Support Prime Contractor Budget Reviews
- Review contractor, subcontractor, provider, design, and consultant proposals
- Maintain and improve the project cost database
- Provide total-development-cost guidance
- Develop mitigation strategies for scope, schedule, procurement, labor, and market risks
- Standardize preconstruction procedures, reporting, and estimating workflows
- Support commercial negotiations and procurement strategy
