About the Role
You provide land development engineering support from site due diligence through entitlement, design, and construction. You assess site feasibility, coordinate surveys and studies, support entitlement applications and permitting, review civil engineering designs, track schedules and risks, assist construction teams, resolve field conditions, manage stakeholder relationships, and improve due diligence and entitlement processes.
Requirements
- Bachelor's degree in Civil Engineering, Land Use Planning, or a related field
- 7+ years of experience in land development, civil engineering, or entitlements
- Experience with data center, energy, or large-scale industrial or infrastructure projects
- Experience managing due diligence, feasibility, and entitlement processes
- Working knowledge of grading, drainage, and utilities
- Experience coordinating with municipal planning and zoning departments, land use attorneys, and consultants
- Ability to manage multiple concurrent projects, schedules, and budgets
- Exceptional written and verbal communication skills
- Valid driver's license and ability to travel to project sites as needed
- Working knowledge of AutoCAD Civil 3D, ArcGIS, and Bluebeam Revu is desirable
- PMP certification, or ability to acquire, is desirable
- Professional Engineer license is preferred but not required
Responsibilities
- Support engineering due diligence for prospective sites
- Coordinate site assessments, surveys, and studies with third-party consultants
- Evaluate site feasibility and constructability
- Prepare due diligence summaries and risk assessments
- Support entitlement application preparation and submission
- Coordinate with land use attorneys, planners, and municipal officials
- Track entitlement schedules and milestones
- Represent the company at municipal, planning commission, and public hearings as needed
- Review civil design packages for grading, drainage, utilities, and roadways
- Coordinate geotechnical, survey, and environmental studies
- Review site plans for conformance with entitlement and jurisdictional requirements
- Support construction teams with bid packages, contracts, inspections, and engineering questions
- Coordinate resolution of field conditions involving site design, easements, and property boundaries
- Manage closeout of entitlement conditions and land development obligations
- Manage relationships with municipalities, utilities, attorneys, and consultants
- Build and maintain due diligence and entitlement processes
- Support site selection and acquisition due diligence
