About the Role
You will lead and develop Preconstruction Managers and Analysts. You will oversee CapEx proformas, cost estimates, cash-flow ledgers, delivery-schedule coordination, contractor budget reviews, proposal reviews, cost databases, risk mitigation, process standardization, stakeholder engagement, and commercial negotiations across data center projects.
Requirements
- Bachelor's degree in Construction Management, Engineering, or a relevant discipline, or equivalent experience
- 10+ years of preconstruction or construction management experience
- Experience managing Preconstruction Managers or Senior Estimators
- Expertise in CapEx proformas, conceptual estimating, cash-flow modeling, GC RFP review, and Prime Contractor Budget Reviews
- Understanding of construction drawings, specifications, and contracts
- Ability to oversee multiple high-value concurrent projects
- Proficiency with Excel, PowerPoint, SharePoint, and Word
- Willingness to travel up to 35%
Responsibilities
- Manage, mentor, and develop Preconstruction Managers and Analysts
- Own scope, development-cost, schedule-coordination, and risk issues
- Support recruiting, onboarding, and succession planning
- Oversee CapEx proformas, conceptual estimates, cost ledgers, and revenue-ready date forecasting
- Review and approve take-offs, cost estimates, and contractor pricing validations
- Lead Prime Contractor Budget Reviews
- Review proposals for scope completeness, cost competitiveness, and schedule integrity
- Maintain and improve the project cost database
- Support business plans and market expansion
- Provide total development cost guidance
- Partner with internal functions on capital deployment and revenue realization
- Identify and mitigate scope, schedule, procurement, labor, and market risks
- Standardize preconstruction procedures and workflows
- Lead digital-tool adoption and process improvements
- Represent preconstruction in executive and client meetings
- Support commercial negotiations and procurement strategy
