About the Role

You will lead financial due diligence, commercial structuring, and lifecycle management for land and real estate transactions supporting data center campuses. You will build financial models, support negotiations, track asset economics, and provide finance guidance across real estate, development, legal, power, and project finance matters.

Requirements

8+ years of experience in real estate finance, land acquisition, project finance, or corporate development
Experience leading financial due diligence for land or real estate transactions
Knowledge of ground leases, purchase options, easements, and economic-development incentives
Understanding of real estate structures in project financing
Strong financial modeling and analytical skills
Experience managing assets across a multi-year lifecycle
Cross-functional collaboration and negotiation skills
Bachelor's degree

Responsibilities

Lead financial due diligence for land acquisitions, ground leases, and site-control agreements
Evaluate cost basis, tax implications, entitlement risk, and site-level economics
Build financial models for acquisition costs, lease economics, property taxes, and incentives
Advise on and support negotiation of land purchase, lease, and option agreements
Structure transactions to support financing strategy and return requirements
Support negotiation of economic-development incentives, tax abatements, and PILOT agreements
Track land and real estate assets throughout their lifecycle
Maintain portfolio-level land and lease obligation forecasts and reporting
Partner with Accounting on land, lease, and capital-cost treatment
Provide real estate financial analysis for board, investor, and lender due diligence
Build scalable processes and tools for the land portfolio
