About the Role
You will lead data center site selection from market research through due diligence and recommendations. You will evaluate power, land, fiber, risk, and incentives; coordinate utilities and government stakeholders; build financial models; manage partners; and advance sites through leasing or acquisition.
Requirements
- 5–8 years of experience in data center site selection, real estate development, or critical infrastructure siting
- Knowledge of power infrastructure, utility interconnection, grid capacity analysis, and substation development
- Familiarity with permitting, environmental review, and land-use entitlements
- Experience with utilities, municipalities, and economic development agencies
- Ability to build and present financial models and location analyses
- Willingness to travel frequently
- Knowledge of AI or GPU cluster power density and cooling infrastructure
- Experience with international site selection
Responsibilities
- Lead site selection through market research, identification, due diligence, and stakeholder presentations
- Evaluate power, land, fiber, climate, seismic risk, and incentives
- Coordinate with utilities, grid operators, and local government on power capacity
- Manage relationships with brokers, real estate advisors, and development partners
- Maintain a pipeline of prospective sites
- Develop site scorecards, financial models, and risk assessments
- Partner with Legal, Finance, and Engineering to advance sites
- Track regulatory, zoning, and permitting environments
- Monitor competitive activity and energy market developments
- Collaborate with construction and design teams on site feasibility
