About the Role

You will execute data center acquisition transactions from qualified site through signed agreement. You will engage counterparties, negotiate LOIs and term sheets, manage commercial diligence, maintain deal records, prepare risk inputs, and hand off executed transactions.

Requirements

• 5–8 years of transaction execution experience in data centers, commercial real estate, energy, or infrastructure
• Experience personally negotiating LOIs and term sheets
• Fluency in data center lease economics, including rate structures, escalations, minimum obligations, delivery liquidated damages, expansion rights, and acceptance mechanics
• Track record of closing multiple concurrent deals under deadline pressure
• Term-sheet drafting and contract-redline experience with counsel
• Excel skills for rate comparisons, net present value calculations, and obligation exposure
• Bachelor's degree
• Data center operator, neocloud corporate development, brokerage capital markets, tenant representation, hyperscaler leasing, or site acquisition experience preferred
• Exposure to power delivery terms and energy services agreements in lease negotiations preferred

Responsibilities

• Engage operators and landowners for qualified sites and establish deal cadence
• Drive non-binding LOIs covering commercial and diligence terms
• Negotiate term sheets and final commercial terms for standard transactions
• Manage operator deliverables, delivery schedules, and milestone commitments
• Use diligence findings in negotiations and manage redline cycles
• Align site transactions with customer contract terms
• Manage concurrent negotiations and maintain deal records
• Prepare deal-term summaries, commercial issues, and risk items
• Support transaction handoff with complete executed commercial records
