About the Role
You will lead preconstruction managers and analysts while overseeing CapEx proformas, estimates, cost ledgers, contractor reviews, and forecasting. You will guide development planning, manage project risks, standardize workflows, improve estimating processes, support commercial negotiations, and maintain relationships with contractors, consultants, and vendors.
Requirements
- 10+ years of preconstruction or construction management experience
- Experience managing Preconstruction Managers or Senior Estimators
- Data center or mission-critical facility experience
- Expertise in CapEx proformas, conceptual estimating, cash flow modeling, RFP review, and contractor budget reviews
- Understanding of construction drawings, specifications, and contracts
- Microsoft Excel, PowerPoint, SharePoint, and Word proficiency
- Willingness to travel up to 25%
Responsibilities
- Manage, mentor, and develop Preconstruction Managers and Analysts
- Own scope, development cost, schedule coordination, and risk issues
- Oversee CapEx proformas, conceptual estimates, cost ledgers, RFP reviews, and revenue-ready date forecasting
- Review take-offs, cost estimates, and contractor pricing validations
- Lead Prime Contractor Budget Reviews
- Review contractor, subcontractor, provider, design, and consultant proposals
- Maintain and improve the project cost database
- Develop mitigation strategies for scope, schedule, procurement, labor, and market risks
- Standardize preconstruction procedures, reporting, and estimating workflows
- Support commercial negotiations and procurement strategy
