About the Role
You will identify and evaluate data center development opportunities, conduct site selection analyses considering power, fiber, permitting, and environmental factors, and build and maintain a pipeline of opportunities. You will create and maintain project-level financial models, underwrite customer contracts, evaluate capitalization structures, and analyze PPAs and interconnection agreements. You will support end-to-end transaction execution by coordinating due diligence, preparing investment memos and executive presentations, managing third-party workflows, and assisting with offering materials and RFP processes. You will use AI tools and large datasets to improve analysis and decision-making, and you will present findings and recommendations to senior leadership.
Requirements
- 0-5 years of experience in real estate development, infrastructure finance, data centers, investment banking, private equity, or power and utilities
- Strong financial modeling skills
- Experience or ability to analyze LOIs, PPAs, DSAs, development and operating agreements, and due diligence reports
- Ability to manage multiple active workstreams with strong ownership and judgment
- Proficiency in using AI to build custom tools and accelerate workstreams
- Clear written and verbal communication skills; able to prepare executive-ready materials
- Bachelor's degree in Finance, Real Estate, Economics, Engineering, or related quantitative field
- Proficiency in Microsoft Excel and PowerPoint and comfort with large datasets and analytical tools
Responsibilities
- Identify and evaluate data center development opportunities
- Conduct site selection analyses
- Build and maintain a pipeline of development opportunities
- Create and manage a database of site opportunities
- Develop relationships with brokers, landowners, utilities, and authorities
- Monitor industry trends and market developments
- Analyze hyperscaler demand signals and colocation market dynamics
- Leverage AI tools to improve analytical efficiency
- Build and maintain financial models across the project lifecycle
- Underwrite customer contracts and perform revenue and cost analysis
- Evaluate capitalization structures and financing options
- Analyze power purchase and interconnection agreements
- Support transaction execution including valuation, due diligence, and closing
- Prepare investment memos and executive-level presentations
- Coordinate third-party diligence workflows
- Assist in preparing offering memoranda and investor materials
- Manage RFP processes for contractors and vendors
