About the Role
You will lead technical delivery of complex office construction projects from pre-construction through closeout. You will manage contractors, budgets, schedules, commissioning, permitting, and project managers while coordinating technical requirements with internal stakeholders.
Requirements
- Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related field
- Hands-on construction expertise with architectural, structural, and MEP drawings
- Knowledge of construction delivery methods, contract structures, and change-order management
- Experience delivering technically complex office buildouts
- Pre-construction, estimating, value engineering, and bid-leveling experience
- Budgeting, pay-application review, contingency management, and commercial-controls expertise
- Experience managing $50M to $300M+ project budgets and concurrent projects
- Permitting and inspection experience across multiple jurisdictions
- Experience managing and developing project managers
- Proficiency with Procore, Primavera P6 or MS Project, and MS Office
- Excellent verbal and written communication skills
- Willingness to travel 25–50%
Responsibilities
- Lead pre-construction, constructibility reviews, estimating, value engineering, and bid-package development
- Select and oversee general contractors and specialty vendors
- Coordinate MEP, structural, kitchen, AV, server-room, and security scopes
- Manage permitting and inspections across markets
- Oversee construction schedules, budgets, safety, quality, RFIs, submittals, and BIM coordination
- Drive commissioning, closeout documentation, owner training, and punch-list management
- Build budgets, review change orders and invoices, and maintain cost forecasts
- Manage and develop Real Estate and Construction Project Managers
- Create executive project reporting and employee communications
