About the Role
You will lead preconstruction and pre-lease diligence for data center opportunities, validating capacity, power, permitting, connectivity, schedules, costs, contracts, and delivery risks before commitment. You will accelerate programs, shape commercial delivery terms, maintain risk and readiness records, and report to executives. You will also support post-signature delivery, coordinate development partners, resolve blockers, and enable rapid operational handoffs.
Requirements
- 8+ years of preconstruction, development, or cost and commercial management experience on EMEA data center or mission-critical programs
- Experience leading on-site delivery
- Experience validating developer and contractor claims against source documents
- Experience accelerating programs before construction
- Ability to read and assess native construction schedules
- Experience shaping delivery terms in development, lease, or construction agreements
- Experience with tendering and bid analysis
- Knowledge of end-to-end data center development, permitting, supply chain, commissioning, and handover
- Knowledge of EMEA data center design and construction markets
- Experience building or scaling a function and directing third-party advisers
Responsibilities
- Validate transaction viability and delivery readiness from LOI through lease execution
- Conduct evidence-based diligence on capacity, power, permitting, connectivity, procurement, schedule, cost, and delivery capability
- Review and challenge developer schedules, critical paths, and production assumptions
- Accelerate design, permitting, power, early works, and procurement during pre-lease phases
- Assess contractor, supply-chain, and long-lead equipment capacity
- Shape delivery terms in LOIs, leases, and supporting agreements
- Provide go or no-go recommendations with risks, conditions, and mitigations
- Maintain delivery-readiness records and risk registers across EMEA opportunities
- Direct third-party advisers and integrate technical, commercial, contractual, and procurement risks
- Develop preconstruction playbooks, cost benchmarks, and operating models
- Coordinate post-deal construction progress and partner communication
- Mitigate delivery risks and support operational handoffs
